What Moves the Price of a Florida Roof
Two houses on the same street can get very different prices. These are the reasons, and every one of them shows up in your written estimate.
Size. Roofs are measured in squares of 100 square feet. More squares means more material and more labor.
Pitch and height. Steep and two story roofs take more safety gear and more time.
Material. Architectural shingles cost the least up front; metal and tile cost more and last longer.
Tear off and decking. Old layers come off to the deck, and soft or rotten plywood gets replaced before the new roof goes on.
Florida code upgrades. On a home built before the Florida Building Code, a reroof adds ring shank nails to the deck and a secondary water barrier. The code requires both.
Permit and inspections. Every reroof needs a permit and inspections, and your price includes them.
Roof Financing Options
A roof that’s failing doesn’t have to wait on your budget. Payment plans let you fix it now and pay over time.
Through our financing partner. We partner with Hearth, so you can check your payment options online in a few minutes.
Plans that fit. Spread the cost into monthly payments that work for your budget, subject to credit approval.
My Safe Florida Home. If your home was built before 2008, is your homestead, is insured for $700,000 or less and you qualify by income, this state program can help pay for wind upgrades with a grant of up to $10,000, including a new roof covering when it’s needed for a secondary water barrier. It starts with the program’s own free inspection, approval comes before any work, and grants are paid after the work is done. Funding comes and goes, so check mysafeflhome.com.
Tax credits. There’s no federal tax credit for a new roof, so plan without one.
Roof Insurance Claims: How They Work
If a storm damaged your roof, the claim is between you and your insurance company. Here’s what we do, what they do, and the rules that protect you.
You file the claim. Report it directly to your insurance company. In Florida you generally have one year from the date of loss for a new claim, and 18 months for a supplemental one.
We document the damage. A free inspection with photos and a written report of what the storm did to your roof.
You get an itemized estimate. A detailed, written estimate for the repair or replacement, which we can explain to you and to your adjuster.
Your insurer decides coverage. The adjuster inspects, and your insurance company decides what’s covered. Check your coverage with them before you sign any roofing contract.
You pay your deductible. Florida law bars any contractor from paying, waiving or rebating your deductible, or offering you a gift for an inspection or a claim.

Roof Cost Questions, Answered

It depends on the size, pitch and material of your roof and the condition of the decking. Shingles cost the least up front; metal and tile cost more and last longer. You get an exact written price after a free inspection.
In squares. One square is 100 square feet of roof, so a 2,000 square foot roof is 20 squares, plus a little extra for waste at the hips and valleys.
Check what each one includes: tear off to the deck, the underlayment, new flashing and drip edge, decking, the permit and cleanup. A low number that leaves those out usually grows once the old roof comes off.
Only your insurance company can say what your policy covers. Policies are generally written for sudden damage from events like wind or hail, not wear and age. We document the damage and give you an itemized estimate.
Some policies have one. By law it can’t be more than 2 percent of your dwelling coverage or half the cost of replacing the roof, whichever is less. It doesn’t apply to a total loss, a hurricane, a tree or other object that punctures the roof deck, or repairs to less than half the roof. Your policy says whether you have one.
If your roof is under 15 years old, an insurance company can’t refuse or decline to renew your policy because of its age alone. For an older roof, an inspection at your cost, by an inspector your insurer approves, that shows five or more years of life left means age alone can’t be the reason. Each insurer sets its own rules beyond that.
Yes. We offer flexible payment plans to fit your budget through our financing partner, Hearth, subject to credit approval.
It can help. Its grants of up to $10,000 cover wind upgrades, including a new roof covering when it’s needed for a secondary water barrier. They go to owners of homesteaded homes built before 2008, insured for $700,000 or less, who qualify by income. It starts with the program’s own inspection, approval comes before any work, and grants are paid after the work is done.
Yes. Your written price includes the permit and the inspections, and we pull the permit for you.
