Commercial Roof Repair
Most commercial leaks start at a seam, a drain or a rooftop unit, and most can be fixed without replacing the roof.
Ponding water. Water still sitting two days after a rain means a sag, a blocked drain or not enough slope.
Open seams and loose flashing. Seams, edge metal and the flashing around rooftop units are where a membrane lets go first.
Blisters and cracks. Daily heat opens cracks and raises blisters. Small blisters can be watched; cracked or broken ones need a repair.
Stains inside. Water marks on ceiling tiles or walls after a heavy rain mean water is already inside the roof system.
We repair TPO, PVC, modified bitumen, built up and metal roofs. When water is coming in, we tarp or make a temporary repair the same day to protect your building and your business.
Flat and Low Slope Roofing
A flat roof is a system, not just a membrane. Here’s what goes into a new one, from the deck up.
-
Roof deck
Steel, concrete or wood. We check it once the old roof is off and repair damaged sections before anything goes on top.
-
Insulation boards
Rigid boards add insulation, and tapered boards build in the slope that carries water to the drains. Florida’s code calls for a quarter inch per foot on new low slope roofs.
-
Cover board
A tough board over the insulation protects it from foot traffic and hail and gives the membrane a smooth base.
-
The membrane
TPO or modified bitumen, sealed at every seam. A white or reflective surface keeps the roof cooler in the Florida sun.
-
Edge metal and flashing
Edge metal tested for wind holds the perimeter down, and new flashing seals every curb, pipe and wall. Rusted metal never goes back on.
Flat Roof Systems: TPO vs Modified Bitumen
Two proven membranes for Central Florida flat roofs; the right one depends on your building and how the roof gets used.

| TPO | Mod bit | |
|---|---|---|
| What it is | A single white sheet | Layers of reinforced asphalt sheet |
| Seams | Welded with heat | Torched, mopped or self adhered |
| Surface | White, reflects the sun | Granules, with reflective options |
| Warranty | Up to 20 years, by system | Up to 20 years, by system |
Coatings are a third choice. A silicone or acrylic coating over a sound roof can restore it without a tear off, and silicone stands up to ponding water better. We’ll tell you which option your roof and your budget call for.

It depends on the size, the system, the condition of the deck and insulation, and access. Flat roofs are priced by the square foot, and you get a written scope and price after the roof survey.
If the membrane and the insulation under it are dry and sound, a repair or a coating can add years. Wet insulation or widespread failure usually means a replacement. The survey tells you which, with photos.
In most cases, yes. We plan the work around your hours and tenants and keep the site safe.
It depends on the membrane’s thickness, how it was installed and how it’s kept up. Warranty terms depend on the system, and you’ll see yours in writing. Any flat roof lasts longest with regular inspections and clear drains.
A sagging deck, blocked drains or too little slope. Florida’s code calls for a quarter inch of slope per foot on new low slope roofs, and tapered insulation is the usual fix.
Yes. A plan covers regular inspections, drain and debris clearing, small repairs and a written condition report you can budget from.
We inspect, document the damage with photos and give you a detailed, itemized estimate. Your insurance company decides what’s covered, and Florida law no longer lets policy benefits be assigned to a contractor.
From our Orlando and Fruitland Park offices we cover Orange, Seminole, Lake, Sumter and Marion counties, including The Villages, Leesburg and Ocala.
