What Happens at Your Free Roof Inspection
You don’t have to climb anything, and you don’t have to decide anything on the spot.
-
On the roof
We walk the roof and check the covering, flashing, vents, valleys and edges, and feel for soft spots in the deck.
-
In the attic
From inside we look for daylight, stains, wet insulation and airflow problems that don’t show from outside.
-
Photos and a straight answer
You see photos of what we found and get a straight answer: your roof is fine, it needs a repair, or it’s time to replace it, with a written price if it needs work.
-
Paperwork you can use
A written condition report with dated photos for your insurance agent or your home sale, whether or not you hire us.
Photos of Everything We Find
You shouldn’t have to take a roofer’s word for it. You see what we saw, slope by slope, before you decide anything.
The covering. Cracked, curled or missing shingles, cracked or slipped tile, lost granules and loose metal.
The details. Flashing at walls and chimneys, pipe boots, vents, valleys, skylights and the drip edge.
The deck and the attic. Soft spots, daylight, stains, wet insulation and signs that heat and moisture are trapped.
Years left. An honest estimate of how much life your roof has left, which is what insurance companies ask about.
Keep the photos. They’re useful for your insurance agent, a home sale, or just knowing where you stand before the next hurricane season.
What We Check on Your Roof
Every inspection covers the same points, top to bottom, so nothing gets skipped.
-
Ridge and ridge vent
Cracked or loose caps and vents along the peak, where hot air leaves the attic.
-
Chimney and wall flashing
The metal where the roof meets a chimney or a wall, and the sealant that keeps water out behind it.
-
Skylights
The frame, the seals and the flashing around every skylight and roof opening.
-
Pipe boots and roof vents
Cracked rubber collars, rusted vent flashing and fasteners that have worked loose.
-
Valleys
Worn or buckled shingles and debris in the channels that carry the most water.
-
The rest of the roof
Lifted, creased or missing shingles, cracked tile, lost granules, nail pops, soft spots in the deck, and branches or debris that trap water.
-
Edges and drip edge
Loose metal and water stained wood along the eaves, where wind driven rain gets underneath.
-
Attic airflow
Whether air moves through the attic, in at the soffits and out at the top, or heat and moisture are trapped.
Tile, metal and flat roofs get the same check, with the details that matter for each.

Insurance companies and home buyers ask for different inspections, and they aren’t interchangeable. Here’s how they differ.
| Inspection | What it’s for | Who can sign it | Who asks for it |
|---|---|---|---|
| Free roof inspection | Finding out what your roof needs, with photos and a written price if it needs work | Any roofer; ours is free | You, after a storm, before a sale or when the roof is getting older |
| Roof condition form | Showing an insurance company your roof’s covering, age, condition and years left | A licensed roofing, general, building or residential contractor, or a building code inspector | Your insurance company, often for roofs 15 years or older |
| 4 point inspection | Checking the roof, electrical, plumbing and heating and cooling of an older home | A home inspector, a general, building or residential contractor, or a building code inspector; a roofer can sign the roof section | Insurance companies, often for homes over 20 years old |
| Wind mitigation inspection | Showing the features that help your home resist wind, which can earn insurance discounts | A home inspector with mitigation training, a building code inspector, a general, building or residential contractor, an engineer or an architect | You, to lower your premium; Florida requires insurers to offer the discounts |

I have also had them come out and inspect something that another roofer told me was a problem and they told me with all honesty that we didn’t need to have work done. To me, that is a sign of exceptional honesty in a business.
Gold Key is a trusted roofing company in the Orlando / Belle Isle area. I’ve used them for roof inspections, repairs, and full roof replacement.
I interviewed 4 roofing companies before deciding on Gold Key Roofing … They communicated with us every step of the way.
We got bids from 5 companies, 2 refused to do the job after seeing the difficulty of the 2 story house with the steep pitch & multiple valleys, peaks & cutouts.

Roof Inspection Questions, Answered

Yes. There’s no cost and no obligation. If your roof needs work, you get a written price; if it doesn’t, we’ll tell you.
Once a year before hurricane season is a good habit, and again after any major storm. Roofs past 15 years deserve a closer eye.
Yes. Lifted and creased shingles, loose flashing and cracked tile are hard to see from the ground, and problems cost less to fix when you catch them early.
No. Ours tells you what your roof needs. A 4 point inspection and a wind mitigation inspection are insurance forms, each with its own rules about who can sign it. The table above shows the differences.
If your roof is under 15 years old, Florida law says an insurance company can’t refuse or decline to renew your policy because of its age alone. For an older roof, an inspection at your cost, by an inspector your insurer approves, can show it has five or more years left, and then age alone can’t be the reason.
Many insurers’ roof forms, including Citizens’, can be signed by a licensed roofing contractor. Send us the form and we’ll tell you whether we can complete it.
It depends on the material and how it’s been cared for. In Central Florida, architectural shingles usually last 15 to 20 years, tile 25 to 50 if you replace the underlayment along the way, and metal 40 to 70. Your inspection gives you an honest estimate for yours.
A general home inspection looks at the roof briefly. A roofer’s inspection goes further: how many years are left, what repairs would cost and what an insurance company will ask about. Ask us about one before you close.
Yes. From our Orlando and Fruitland Park offices we cover Orange, Seminole, Lake, Sumter and Marion counties, including The Villages, Leesburg and Ocala.
