Metal Roofing
in Orlando, FL

If you want the last roof you ever buy, this is it. A standing seam metal roof stands up to hurricane force wind, reflects heat so your AC works less, and can last 40 to 70 years. We’ll tell you honestly whether it makes sense for your house, your budget and your insurance.

How Your Metal Roof Goes On

Standing seam panels are made to length for your roof, so the work starts with careful measuring.

  1. Inspection and measurements

We inspect your roof and measure every slope precisely, because each panel runs in one piece from eave to ridge.

  2. Your color, one price

Pick your panel and trim colors and get one written price for the whole roof, permit included.

  3. Tear off and install

We strip to the deck, repair the decking, seal it with high temperature underlayment and run the panels. Most homes take three to seven days.

  4. Final inspection and warranty

The city inspects the finished roof to close out the permit. You get your warranty paperwork and keep the same phone number for anything later.

Why Orlando Homeowners Choose Metal

Metal costs more up front and lasts two to three times as long as shingles. For a home you plan to keep, that math usually works in your favor.

  • Wind. Metal carries the highest wind ratings, and a standing seam roof has no exposed screws for the wind to work loose.

  • Heat. A metal roof reflects heat so your AC works less. Lighter colors reflect the most.

  • Longevity. 40 to 70 years in Central Florida, with very little upkeep along the way.

  • Insurance. Insurers view metal favorably, and a wind mitigation inspection after the install documents the features that can earn discounts.

What Goes Into a Standing Seam Roof

Everything that goes on your roof, from the deck up. Each part is built for Florida heat, humidity and hurricane season.

  1. Solid decking

After the tear off we check every sheet of plywood and replace what’s soft, so the panels sit on a sound base.

  2. High temperature underlayment

A peel and stick underlayment rated for Florida’s heat and humidity seals the whole deck under the metal.

  3. Drip edge and trim

Metal trim along the eaves and rakes, and flashing made for every valley, wall and pipe, which takes more care than on a shingle roof.

  4. Standing seam panels

Each panel runs in one piece from eave to ridge, made to length for your roof. The raised seams lock together over hidden clips, so no screw heads face the weather.

  5. Ridge cap

A matching cap closes the peak and lets hot air vent out of the attic.

Standing Seam vs Exposed Fastener Metal

Both are metal roofs, but they wear very differently in the Florida sun.

Charcoal exposed fastener metal roof panels with rows of screws and rubber washers
Standing seam and exposed fastener compared
Standing seam Exposed fastener
Exposed screws None Every panel
What wears out Nothing faces the sun but metal Rubber washers on the screws break down in the sun
Wind Generally more resistant to uplift Less, as screws loosen over time
Upkeep Very little Screws and washers to check and replace
Cost up front Higher Lower

We install standing seam on homes because it lasts. It costs more than exposed fastener panels or shingles, and many homeowners find the long life and low upkeep worth it.

Metal Roofing Questions, Answered

Don’t see your question? Call the office nearest you: Orlando at 407-851-0680 or Fruitland Park at 352-492-0042.

If you plan to stay in your home, usually yes. Metal carries the highest wind ratings, reflects heat so your AC works less, and is viewed favorably by insurers.

More up front than shingles, and it lasts two to three times as long. The price depends on your roof’s size, pitch and trim, and you get an exact written price after a free inspection.

40 to 70 years in Central Florida when it’s installed well over a sound deck.

Not the way people picture. We install metal over solid decking and underlayment, and over that kind of base the Metal Roofing Alliance says rain sounds much like it does on shingles.

No. The National Weather Service says metal makes no difference to where lightning strikes; height and location do.

It can help. Florida insurers must offer discounts for wind resistant features, and a wind mitigation inspection after your new roof documents them. The discount depends on your insurer and your whole home.

In most cases, yes. Florida law says every HOA must adopt hurricane protection specifications, which can include code approved roof systems, and can’t deny a request that meets them. It can still set rules about color and look. In The Villages, roof changes generally go through your district’s architectural review.

Not inland. Most of Central Florida is far enough from the coast for coated steel panels with a factory finish. Right on the coast, where salt air is harsh, manufacturers usually point to aluminum panels instead.

We tear off to the deck instead. That way we can check and repair the decking and seal it with new underlayment, which a layover would hide.

Plan on three to seven days for most homes.
