How We Find and Fix Your Leak
Most leaks start somewhere other than where the water shows up. Here’s how we track them down.
-
Trace it from inside
Where the attic is reachable, we start under the roof deck, where water leaves a trail from where it gets in to where it drips.
-
Photos and one written price
You see photos of the source, then get the repair and its price in writing before any work starts.
-
Fix the source
New flashing, a new pipe boot, replaced shingles or tile, or new underlayment: whatever it takes to close the path the water was using.
-
Photos of the fix
You get photos of the finished repair and your warranty in writing.
Signs Your Roof Is Leaking
Some leaks announce themselves with a drip. Most start quietly, and the sooner you catch one, the smaller the repair.
A stain that spreads. Brown rings on the ceiling grow after each rain. Water runs along the deck and the rafters before it drips, so the stain often sits a few feet downhill from the real leak.
Paint that bubbles or peels. That means moisture is behind it, often near a chimney or high on a wall where a lower roof meets it.
A musty attic. A damp smell, dark spots on the underside of the deck or wet insulation mean water has been getting in for a while.
Drips only in sideways rain. If it only leaks when wind drives the rain, look at the flashing and the edges. Florida’s summer storms find those gaps.
Shingle grit on the ground. Granules washing off the roof mean the shingles are wearing out, and worn shingles can’t keep water out for long.
A leak won’t fix itself. A small leak left alone soaks the insulation and drywall and can rot the decking, which turns a small repair into a big one.
Where Roof Leaks Start
Most leaks start at one of these spots: where the roof is cut, joined or changes direction, or where shingles have lifted.
-
Pipe boots
The rubber collar around a plumbing vent dries and cracks in the Florida sun, and water runs straight down the pipe.
-
Chimney flashing
Metal flashing and sealant around a chimney loosen and crack over time, and water slips in behind them.
-
Skylights
The seals and flashing around the frame wear out long before the glass does.
-
Valleys
Two slopes pour their water into one channel, so a valley carries more water than any other part of the roof.
-
Drip edge and eaves
Rain blown under a loose drip edge soaks the edge of the deck and the wood trim behind it.
-
Missing or lifted shingles
Wind breaks the seal on shingles and lifts them, and nails that back out, called nail pops, punch holes in the layer above.
-
Ridge caps and vents
Cracked caps, or vents set without enough overlap, let wind driven rain in at the very top.
Why Some Leaks Keep Coming Back
If your roof leaks in the same spot after a patch, the patch was probably in the wrong place, or it treated the symptom instead of the cause.
The wrong spot was patched. Water gets in higher up than the stain. A patch over the drip line leaves the real opening untouched.
Sealant instead of a repair. A dab of roof cement can stop a drip for a season, then the sun dries and cracks it. We replace the failed part instead.
The underlayment is worn out. On a tile roof the tiles can look perfect while the underlayment beneath them is done. New tile over worn underlayment won’t stop the leak.
More than one leak. An older roof can leak in several places at once. We check the whole roof, not just the spot you point to.
When patches stop working, it may be time to talk about a new roof, and we’ll show you the photos that say so. See roof replacement.
Gold key roofing fixed a leak caused by a previous roofer using plastic roof vents. Great service and price. Will be using them for our next roof.
I’ve used them for roof inspections, repairs, and full roof replacement. Their repair team is effective … the repairs they made to a leaky spot worked.
We made a call to Gold Key Roofing … less than 24 hours later, … our roof had a tarp securely covering it and protecting our home. Gold Key Roofing is knowledgeable, reliable, trustworthy and caring.
Gold Key was very competitive with pricing and their service was top notch. Everything was clearly communicated and my sales manager … even came out prior to the job to help me patch up a roof leak.

Water lands on the deck, runs along the rafters and the top of the drywall, then drips wherever it finds a low spot. That’s why, where we can get into the attic, we start there and trace it back to where it gets in.
Most leaks come from a single spot, like a cracked pipe boot or loose flashing, which is usually a small repair. Leaks under tile or in several places cost more. You get an exact written price after a free inspection.
Keep clear of wet lights and outlets, call either office, then catch the drips and move what you can. Stay off the roof; we tarp and stop the leak the same day.
Wind drives rain under flashing, drip edge and ridge caps that keep out rain falling straight down. Those edges are the first place we look.
Tile sheds most of the water, but the underlayment beneath it does the waterproofing, and it wears out long before the tile. We lift the tile, replace the underlayment and set sound tile back down.
Only your insurance company can say what your policy covers. Most policies are written for sudden damage from events like wind or hail, not wear and age. We document the damage with photos either way.
We don’t recommend it. Water soaks the deck, insulation and drywall long before it drips, and a wet deck can rot. A small repair now usually costs far less than the damage later.
Yes. We fix leaks on shingle, tile, metal and flat roofs, from loose fasteners and seams on metal to open seams and ponding water on flat roofs.
