How Your Roof Replacement Works
One project manager runs your job from the first inspection to the final city inspection, so you always know what happens next.
-
Free inspection with photos
We climb your roof, photograph every problem we find and walk you through the photos. If a repair will do, that’s what we’ll tell you.
-
One written price
Tear off, materials, permit and cleanup, all in writing. No pressure, no expiring discounts, no decision on the spot.
-
Tear off and new roof
We pull the permit, strip the old roof to the deck, replace any damaged wood and flashing, then install new underlayment and shingles. Most shingle roofs take one to three days, and tile and metal take longer.
-
Cleanup, final inspection and warranty
We sweep the yard for nails and haul the old roof away, then the city inspects the finished roof to close out the permit. You get your warranty paperwork and the same phone number for anything later.
Signs Your Roof Needs Replacing, Not Repairing
A roof rarely fails all at once. It warns you first, and most of the warnings are easy to spot from your driveway or your hallway ceiling.
It’s past 15 years old. Shingles in Central Florida usually last 15 to 20 years. Sun, daily summer storms and hurricane season wear them out faster than up north.
The shingles are curling, cracked or bare. When shingles lose their granules or lift at the edges, water gets underneath. Shingles that go missing after every storm are a warning, not bad luck.
You’ve had more than one leak. One leak is usually a repair. Leaks in different rooms, or the same spot leaking again after a fix, usually mean the roof itself is worn out.
The roofline sags. A dip or a wave in the roof can mean the wood underneath is rotting. That calls for a new roof, not a patch.
Your insurance company is asking questions. Many carriers now ask for roof age and condition at renewal. A free inspection gives you dated photos and a written condition report for your agent, whether or not you hire us.
Only one of these, and only in one spot? A repair may be all you need. See Orlando roof repair.
Shingle Roofing in Orlando
Architectural shingles are the most popular roof in Orlando for a reason. They balance cost, looks and wind rating, and they come in colors that suit almost any home. Here’s everything that goes on your roof, from the deck up.
-
Solid decking
Once the old roof is off, we check every sheet of plywood and replace any that’s soft or rotten, so your new roof sits on a sound base.
-
Underlayment
A synthetic underlayment covers the whole deck. It’s your second line of defense if wind ever lifts a shingle.
-
Drip edge and flashing
New metal edges and flashing seal the places water tries first: the eaves, the valleys, the walls and every pipe.
-
Starter strip
A sealed starter course along the edges holds the first row of shingles down in high wind.
-
Architectural shingles
Laminated shingles in the color you choose, installed to the manufacturer’s specifications for Florida wind.
-
Ridge cap and ventilation
Ridge caps finish the peak, and vents there let hot air out of your attic, which helps your shingles last.

It depends on the roof’s size, pitch and decking condition, and the material you choose. Metal costs more up front and lasts two to three times as long. You get an exact written price after a free inspection. Flexible payment plans to fit your budget are available, subject to credit approval.
Most shingle roofs are finished in one to three days. Tile and metal take longer, so plan on three to seven days.
Start with age: shingles in Central Florida usually last 15 to 20 years. Curling or missing shingles, leaks in more than one room and a sagging roofline all point to a replacement. A free inspection with photos tells you for sure, and if a repair will do, that’s what we’ll recommend.
Yes. The City of Orlando and Orange County both require a permit for a reroof, and so do the other counties we serve. We pull your permit and schedule the inspections for you.
If a covered event such as wind or hail damaged your roof, your policy generally covers that damage. It doesn’t cover wear and age. We document the damage with photos and meet your adjuster on the roof.
It can. A new roof with a wind mitigation inspection can lower your premium, and many carriers look more favorably on a newer roof at renewal.
We photograph it, show you, and replace only the damaged sheets before the new roof goes on. Your written estimate explains how replacement wood is priced, so there are no surprises.
Yes. From our Orlando and Fruitland Park offices we cover Orange, Seminole, Lake, Sumter and Marion counties, including The Villages, Leesburg and Ocala.
