How Your Roof Repair Works

You see what we see before anyone picks up a hammer, and you get one price in writing.

  1. Find the source, with photos

Water rarely comes in where the stain shows up. We trace it back to where it starts, on the roof and, where we can get in, in the attic, and photograph everything we find.

  2. One written price

What failed, what the repair involves and what it costs, all in writing. No pressure and no decision on the spot.

  3. The repair, done right

We match your shingles or tile as closely as we can, replace what’s worn around the problem and seal the flashing to close the path the water was using.

  4. Photos when we finish

You get pictures of the finished repair, so you know exactly what was fixed without climbing a ladder.

Emergency Roof Repair

When water is coming through the ceiling, it can’t wait for next week. Call either office and we’ll tarp and stop the leak the same day, then deal with the rest.

What to do first:

  • Keep everyone safe. Keep everyone away from wet light fixtures and outlets, and if you can reach the breaker panel without touching water, switch that circuit off. Stay off the roof; that part is our job.

  • Call the office nearest you. Orlando at 407-851-0680 or Fruitland Park at 352-492-0042. We cover the roof to keep the weather out until the permanent repair.

  • Protect what’s inside. Move furniture and electronics out of the way, catch drips in a bucket and blot up standing water before it soaks into the floor.

  • Take a few photos. Pictures of the ceiling, the floor and any damage you can see outside, plus receipts for anything you buy, help later if you file a claim.

Once the roof is covered and drying out, we inspect it, photograph the damage and give you a written price for the permanent repair.

Tile Roof Repair

A tile roof rarely fails because of the tile. Concrete and clay tile can outlast the underlayment beneath it, and that’s usually where the leak is. Here’s what makes up a tile roof, from the deck up.

  1. Solid decking

Tile is heavy, so the plywood under it has to be sound. We replace any sheets that are soft or rotten before anything goes back on.

  2. Underlayment, the real waterproofing

Tile sheds most of the rain; the underlayment stops the rest. In Central Florida it wears out long before the tile does, and replacing it along the way is how a tile roof reaches 25 to 50 years.

  3. Flashing and drip edge

Metal at the eaves, the walls, the valleys and every pipe, where water tries to get under the tile first.

  4. Concrete or clay tile

We replace cracked and slipped tiles and match the color and profile as closely as we can. When the underlayment is worn, we lift the tile, lay new underlayment and set sound tile back down. We never lay tile over worn underlayment.

  5. Ridge and hip tiles

Hip and ridge tiles cap the peaks and often loosen in high wind. We reset and secure any that have moved.

Creased and lifted gray shingles and one missing shingle on a roof after a windstorm

Storm and Hurricane Damage Repair

After a hurricane or a hard summer storm, a roof can look fine from the driveway and still be letting water in. A free inspection tells you for sure, with dated photos of anything the storm did.

  • Missing or lifted shingles. Wind breaks the seal on shingles and folds them back. Even ones that lie flat again can leak in the next storm.

  • Creased tabs and bare spots. A crease across a shingle or a patch of lost granules is easy to miss from the ground and easy to see in our photos.

  • Bent flashing and loose vents. Metal around chimneys, walls and pipes can pull away in the wind and let water run in behind it.

  • Cracked or shifted tile. Flying branches crack tile, and wind can move it just enough to open a gap.

Under Florida’s building code, repairing more than a quarter of a roof section within 12 months means redoing that whole section to today’s code. Since 2022 there’s an exception: on a roof built to the 2007 code or later, which took effect in March 2009, only the repaired area has to meet today’s code, even past 25 percent. Older roofs still follow the 25 percent rule, and we’ll tell you which one fits yours.

Most homeowners policies are written to cover sudden damage from events like wind or hail, not wear and age, but only your insurance company can say what yours covers. We document the damage with photos and meet your adjuster on the roof.

Ponding water beside a drain on a light gray flat roof with a stucco parapet wall

Flat Roof Repair

Porch roofs, additions and low slope sections don’t shed water the way a pitched roof does. When water sits, it finds every weak seam.

  • Ponding water. Puddles still there two days after the rain mean the roof has sagged or a drain is blocked, and standing water shortens a flat roof’s life.

  • Blisters and cracks. The afternoon sun bakes a flat roof every day. Small blisters can often just be watched, but cracks and broken blisters let water in.

  • Open seams and edges. Most flat roofs let go where two sheets meet, or where the roof meets a wall or the edge metal.

  • Clogged drains and scuppers. Leaves and debris back water up onto the roof. Keeping drains clear is the cheapest fix there is.

We repair modified bitumen and TPO roofs, and when a flat section is past saving, we’ll tell you and price a new one.

Roof Repair Questions, Answered

Don’t see your question? Call the office nearest you: Orlando at 407-851-0680 or Fruitland Park at 352-492-0042.

It depends on what failed and how much of the roof it affects. A cracked pipe boot or a few missing shingles is a small repair; worn underlayment under tile is a bigger job. You get an exact written price after a free inspection.

Start with age and how far the damage spreads. A roof under 15 years old with a problem in one spot is usually a repair. Leaks in more than one room, a roof past its life or wear across the whole roof point to a replacement. We show you photos and tell you honestly which one makes sense.

When water is coming in, we tarp and stop the leak the same day, then schedule the repair. For everything else, call either office and we’ll set up your free inspection.

Yes. We replace cracked and slipped concrete and clay tile, reset loose ridge tiles and replace worn underlayment under the tile, which is where most tile roof leaks start.

Yes. We repair modified bitumen and TPO roofs on porches, additions and low slope sections, and we’ll tell you when a flat section needs replacing instead.

Only your insurance company can say what your policy covers. Most policies are written for sudden damage from events like wind or hail, not wear and age. We document the damage with photos and meet your adjuster on the roof.

Often, yes. Since 2022, Florida law lets a roof built to the 2007 building code or later have only the damaged area repaired to current code, even past 25 percent. On an older roof, repairing more than 25 percent of a section within 12 months still means redoing that whole section to current code.

In the City of Orlando, yes, even for a small repair; the state’s new exemption for work under $7,500 doesn’t cover roofing there. Rules differ outside the city, and we’ll tell you what your repair needs.

We match your shingles or tile as closely as we can. Colors fade in the Florida sun, so a new piece can look brighter at first, and the difference usually softens as it weathers.

Yes. From our Orlando and Fruitland Park offices we cover Orange, Seminole, Lake, Sumter and Marion counties, including The Villages, Leesburg and Ocala.
